Portfolio Strategy

Effectively managing a real estate portfolio requires market knowledge and a thorough understanding of the individual assets. Haddow & Company has assisted families, colleges and universities, non-profits, and other groups evaluate their property holdings before making critical investment decisions. Common questions include:

Which properties should we hold due to the potential for future value appreciation, and which properties should we sell due to limited upside?

Given the state of the economy and real estate sector, is now an opportune time to market our portfolio for sale and what is a realistic expectation of value?

How do enhance the income generated from our portfolio and minimize the ongoing carry costs?

Portfolio Strategy Case Study

Client: Verdae Development

Location: Greenville, South Carolina

Property Size: 1,100 Acres

Verdae is an 1,100-acre master-planned development in Greenville, South Carolina. The property has tremendous development potential given its extensive Interstate 85 frontage and proximity to the city’s booming downtown district. Our firm was retained by Verdae Development, Inc. to formulate a disposition and pricing strategy for the remaining 685 acres. Research steps included: 1) analysis of the local economy and real estate market; 2) interviews with brokers and economic development officials; and 3) review of the property’s sales and marketing history. Our work culminated with a strategy for each remaining parcel that addressed land use, disposition timing, and pricing.
